Most UK households pay between £60 and £180 for a standard gutter clean. What you actually pay comes down to four things, and this guide explains each one so you can tell a fair quote from a poor one.
Published cost guides from Checkatrade, Taskrabbit, MyBuilder and Fantastic Services all land in a similar range, and homeowners on forums report paying anywhere from £40 to £126 depending on the property.
| Property type | Typical UK cost |
|---|---|
| Bungalow | £50 to £110 |
| Terraced house or flat | £60 to £120 |
| Semi detached house | £80 to £150 |
| Detached house | £100 to £250 plus |
| Priced per linear metre | £4 to £12 per metre |
| Minimum call-out | £50 to £87 |
Four things move the price. Anyone quoting the same figure regardless of access has not looked at the building.
A bungalow is quicker than a two storey house. Three storey properties, or a house with an awkward extension in the way, need ladder or scaffold access rather than clearing from the ground.
A standard semi takes around an hour. One left for years is a different job, and no honest quote pretends otherwise.
A detached house with guttering on four elevations has considerably more run than a mid terrace. Some companies price per linear metre for this reason.
Cost guides consistently report London and the South East running 20 to 30 per cent above the national average. Kent sits inside that band, below Greater London, where Checkatrade puts the range at £124 to £225.
We clear most two storey homes from the ground using a SkyVac vacuum system that reaches up to 12 metres. No ladders, no scaffold, nothing to hire. Where a property does need ladder access it takes longer, and the quote reflects that.
Time is the factor people underestimate most. A customer on our reviews page described having "an embarrassing amount of grass growing in it" before we cleared it. That is not an hour's work, and no honest quote pretends otherwise. On the per metre basis some companies use, expect £4 to £12 a metre with a minimum charge of around £50 to £87.

This is where quotes stop being comparable, and it matters more than the headline figure. A proper gutter clean clears the gutters, clears the downpipes, and proves the water runs. Anyone can scoop leaves out of a gutter. The blockage that causes damage is usually further down, inside the downpipe or at the shoe, where you cannot see it from the ground.
We clear most two storey homes from the ground using a SkyVac vacuum system that reaches up to 12 metres, with a wireless camera on the end of the pole so we can see inside the gutter and the downpipe before we leave. If a company cannot tell you whether your downpipes drain, they have cleaned the part you can see and left the part that floods your wall. Read more about our gutter cleaning service.

Coastal property takes more punishment than inland property, and gutters show it first. Salt air corrodes fixings faster. Heavy rainfall coming off the estuary fills gutters quicker than inland rain. The combination of coastal moisture and sheltered spots means moss and algae grow along fascias and soffits all year rather than seasonally.
The consequence is a cost one. Once a year is not enough for most houses here. Twice a year, in late autumn after the leaves come down and again in spring after the moss season, keeps the water flowing. Two cleans a year sounds like double the money until you price a fascia replacement. See all areas we cover.
Get a QuoteGutter cleaning only looks expensive next to nothing. Water running down an external wall through a wet winter soaks the brickwork, and soaked brickwork carries damp inside. Fascia boards sitting under an overflowing gutter rot from the back, so by the time you can see it from the ground the timber has usually gone.
On Sheppey it happens faster, because the coastal moisture and the sheltered spots mean things stay damp for longer. Replacing rotten fascia and soffit, then treating any damp that got into the wall behind it, costs considerably more than keeping the gutters clear in the first place. A clean twice a year is one of the cheapest pieces of maintenance a house gets.

After
Two extras come up often enough to budget for. Fascia and soffit cleaning usually adds £40 to £100 according to MyBuilder's 2026 guide, and minor joint or bracket repairs run £30 to £100. Both are worth asking about upfront, because a gutter with a cracked joint or a sagging bracket will keep overflowing however clean it is.
Three questions worth asking anyone who quotes you. Do you clear the downpipes as well as the gutters, and how do you prove they run. Is the quote fixed, or does it change if the job takes longer. And what happens if you find damage rather than a blockage.

Between £60 and £180 for most UK homes. A bungalow sits at the lower end, around £50 to £110, and a detached house at the upper end, £100 to £250 or more. Properties needing ladder or scaffold access cost more again.
The South East typically runs 20 to 30 per cent above the national average, with Greater London higher still at £124 to £225 according to Checkatrade. Kent sits inside the South East band but below London prices.
It is cheaper than the damage it prevents. Overflowing gutters rot fascia boards, soak brickwork and cause damp inside the wall. Putting that right costs considerably more than a clean does.
The cost difference is smaller than the risk. Clearing a gutter means working one handed above head height, usually off a ladder. A professional clean also clears the downpipes, which is the part that actually causes the damage and the part you cannot reach from a ladder anyway.
Twice a year on the Isle of Sheppey and the coastal parts of Medway, once in late autumn and once in spring. Inland properties with no overhanging trees can often manage annually.
Late autumn, once the leaves have finished falling, usually November. If you clean twice a year, add a second visit in spring after the moss season, around March or April.
Not on most two storey homes. We use a SkyVac vacuum system reaching up to 12 metres from the ground. Three storey properties, blocks of flats and commercial buildings need ladder or scaffold access and are quoted separately.
Around an hour for a standard semi detached house. Longer if the gutters have been left several years, or the property has guttering on four elevations.
